How to look up Los Angeles zoning
A zoning label is a useful starting point—not the final answer to “what can be built here?” In Los Angeles, a practical research path checks the parcel, the applicable planning jurisdiction, base zoning, and any overlays or active cases before a decision is made.
First, identify the right agency
“Los Angeles County” includes incorporated cities as well as unincorporated County territory. City of Los Angeles parcels are generally researched through the City’s planning tools, including ZIMAS. A parcel in another city may use that city’s planning department, while unincorporated areas use County planning resources. Do not assume a Los Angeles mailing address means the City of Los Angeles has jurisdiction.
What to verify in addition to a zone code
- Base zone: the primary zoning designation.
- General-plan land use: the planning policy category; it is not always identical to current zoning.
- Overlays, specific plans, and height controls: these can materially alter development rules.
- Coastal, hazard, historic, or other mapped districts: these may introduce separate review requirements.
- Permits and cases: past or pending applications can matter as much as the map label.
